Clogged gutters and downpipes

Guttering, downpipes, and particularly box guttering, should be designed so that they prevent seepage of rainwater back into the building.

If accumulated debris and leaves block your gutters and downpipes, this can cause overflowing and subsequent leakage of water into your home or office.

Depending on the prevalence of trees on and around the property, roof cleaning and guttering maintenance must be scheduled regularly. Twice yearly roof cleaning is often sufficient for most properties – just before winter or heavy rains is a good time to ensure clogged gutters and downpipes do not cause accumulation of water, and ultimately leakage.

Flashing

Poorly installed flashing can lead to moisture escaping indoors through the gaps left on the roof’s surface. Correctly installed rubber or metal flashings ensure roof penetrations such as skylights, chimneys and vents remain watertight.
If not thoroughly sealed, or if flashing has been corroded/damaged, water leaks can become a cause of concern during wet weather.

Roof Tiles

If overlapping roof tiles are not securely fitted, the gaps can allow rainwater to travel into ceiling spaces especially during heavy wind and rain periods. Over time, roof tiles can crack or break but can be easily replaced.

Roof sarking

Sarking refers to a laminated aluminium foil layer that is laid beneath roof tiles providing an additional protective layer repelling water damage and providing some insulation. Cracked or torn sarking can pave the way to a potential roof leak.
