Why is capping necessary in your property?

Capping a stormwater or sewer line at the property is essential to preserve them for future use, and to protect the connections from accidental damage during the rebuilding works.

If connections underneath the ground are capped securely, this will protect them from getting clogged with the debris at the construction site.

Once the demolition work is completed, it is easier to locate these underground pipelines for reconnection if they are properly capped and marked correctly.

Furthermore, it is an offence under the Utilities Act 2000 if debris, groundwater, stormwater or other unapproved liquid wastes are discharged into the sewerage networks. A demolition project could produce hazardous elements (e.g., asbestos, synthetic mineral fibres, etc.) that could find their way into the sewerage system. At a construction site with uncapped pipelines, this could become a cause of concern if not properly dealt with from the start of proceedings.

Most capping work is done to temporarily disconnect the pipework for the duration of the construction work. However, permanent disconnection may be required if the proposed construction work does not begin within a year from the date of demolition.
